Policies, Terms & Conditions

Check-In is from 3:00 PM to 7:00 PM

  • Standard check-in time is 3:00 PM. We accept requests for early check-in on an as-available basis and will do our best to accommodate such requests whenever possible. Please contact the Innkeeper for details.
  • In the event you need to arrive later than 7:00 PM for your check-in, we will be happy to make arrangements accordingly. Please contact the Innkeeper for details or to arrange for your late check-in.

Checkout is 11:00 AM

  • Standard check-out time is 11:00 AM. Late check-out at 12:30 PM is included as a feature of some accommodation packages.

Age Requirement Policy

  • All guests staying in a guest room must be 18 years or older, unless accompanied by a parent or legal guardian. Proof of age/relationship may be required or any/all guests traveling in a party that includes a minor.


  • Breakfast is served in two seatings per day: 8:30 AM and 9:30 AM. Please indicate your preference to the Innkeeper at check-in.
  • With advance notice, grab-n-go breakfasts can be prepared for guests.
  • Breakfast service in-room is available in some suites as an upgrade--please contact the Innkeeper for details and arrangements.
  • Breakfast is complimentary for all regular guests. For guests traveling on the U.S. Government Per Diem Plan, breakfast is not included, but is available at $15/person/day.
  • Guests are responsible to inform the Innkeeper of any food allergies or food intolerance in advance or at check-in. We will do our best to accommodate all special dietary requirements or eating plans. We regularly accommodate vegetarian (lacto-ovo or vegan), gluten-free, Paleo, Ketogenic/Atkins, diabetic, low-fat, and other diets. Please contact the Innkeeper for details.

Cancellation Policy

  • In the event it is necessary to change your plans after making a reservation, please be aware of our Reservation Cancellation Policies:
  • If you cancel with 15 or more days notice, there is no fee.
  • If you cancel with fewer than 15, but more than 3 days notice, we assess a cancellation fee equal to 50% of the total reservation amount.
  • If you cancel with 3 or fewer days notice or fail to check in as scheduled, we assess a cancellation fee equal to 100% of the reservation amount.
  • These cancellation fees are the fees that are assessed on reservations directly booked through our web site or by phone. Reservations made through online travel websites such as Expedia.com, Hotels.com, TripAdvisor.com, Trivago.com, or Booking.com may be subject to stricter cancellation policies and/or higher cancellation fees. Please review the cancellation policies listed in your booking confirmation or via your travel web site for details.
  • As a courtesy to those who cancel with notice, upon request we will issue a House Gift Card equal to the amount of the Cancellation Fee--which will be available as a credit towards a future stay in our B&B. At no time will cancellation fees be refundable.
  • In the event of extreme weather, Acts of Nature, or public infrastructure failure which interferes with the availability of our facility, guests may opt for: (1) complimentary rescheduling of their reservation, (2) a House Gift Card equal to the unusable portion of their reservation, or, (3) we will move the guest to comparable or better accommodations for the unusable portion of their reservation at our expense. In no cases are reservation payments refundable.
  • PLEASE NOTE: If you make your reservation through an online travel website or through your travel agent, the cancellation must be processed by the third party that made your reservation. We are unable to process reservation cancellations for reservations made through third parties unless it comes directly from the third party. In other words, if you made your reservation through Expedia, Booking.com, Orbitz, or other online travel website, you must contact them to cancel your reservation.


  • Discounts for Active Duty US Military personnel, AAA Members, and CAA Members are only available for reservations made directly through the Beach Spa B&B web site or by calling Beach Spa B&B directly.  We regret that we cannot offer these discounts to guests who book via a travel agent or via a third-party web site, such as Expedia or Booking.com.

Early Departure Policy

  • Should you need to depart early, the price of your unused room nights will be available as a House Credit towards a future stay. We do not issue refunds or credits for early departure.

Early Arrival Policy

  • Guaranteed check-in time is 3:00 PM. We accept requests for early check-in and will do our best to accommodate such requests whenever possible.

Extra Bedding Policy

  • Beyond the beds, sleeper sofas, and/or sleeper chairs noted in room descriptions, extra beds are not available. Cribs are not available.

Family Plan Policy

  • Families may share their room(s) as best suits their needs, but any number of people over the listed room capacity will be required to pay $15/night/person (babies and infants excluded)

Gift Certificate Policy

  • To use a gift certificate for all or part of a reservation or spa services, arrangements must be made in advance of check-in. Please contact the innkeeper after making your reservation. We will likely decline to accept a gift certificate at check-in. The use of a gift certificate will not result in the refund or credit of amounts paid prior to presentation of the gift certificate.

ID Requirement Policy

  • For security and legal compliance purposes, a valid government-issued photo ID and credit card are required at check-in.
  • Acceptable forms of identification are an unexpired Driver's License, Passport, or Proof-of-Age Card. Photo ID must match the name and address on the reservation.
  • Failure to provide both the photo ID and credit card at check-in will result in a denial of check-in and assessment of the No Show penalty.

Last-Minute Reservations

  • Reservations made within 14 days of arrival may require a 50% non-refundable deposit.
  • Reservations made fewer than four days in advance may require a 100% non-refundable deposit.

Late Check-In Policy

  • In the event you need to arrive later than 7:00 PM for your check-in, we will be happy to make arrangements accordingly. We require pre-payment of the reservation to do so. Please contact the Innkeeper for details or to arrange for your late check-in.

Late Checkout Policy

  • Feel free to sleep in--checkout is not until 11:00 AM. If your accommodation package includes a late check-out, then your check-out time is 12:30 pm. For guests who check out later than they should, we will assess a $45 late check-out penalty.

Minimum Stay Policy

  • All weekends, plus holidays and the Summer season (Memorial Day through Labor Day) have a minimum reservation requirement of a two-night stay, unless a single day is available due to being "sandwiched" between two other reservations. Please contact the Innkeeper to book a reservation for single nights when there is a system-enforced minimum stay requirement.

Noise/Disturbance Policy

  • Guests must conduct themselves in an orderly manner and comply with applicable laws.
  • We reserve the right to remove any person who causes noise or disturbance that is objectionable, improper, or undesirable.
  • If a guest is required to depart prior to their scheduled check-out, we will not refund any portion of their reservation total.

Parking Policy

  • Free parking is provided for one car per room. Parking is available either behind the building in the parking lot or on-street.
  • A Parking Pass is issued at check-in and must be displayed any time a guest's vehicle is parked on the property or on the street. If a parking pass is lost or not returned, a replacement fee of $30 will be charged.

Payment Policy

  • 14 days before your scheduled check-in, we will charge your on-file credit card for 50% of the reservation amount (if not already paid). NOTE: If your credit card is not able to be charged, we reserve the right to cancel your reservation if we cannot reach you to obtain updated/corrected credit card information.
  • 3 days before your scheduled check-in, we will charge your on-file credit card for the remaining balance on your reservation (if not already paid).
  • If you wish to use a BedAndBreakfast.com or other gift card, you must notify the Innkeeper prior to the automated billing of your credit card. (NOTE: Gift cards may only be used on reservations made directly through our web site and may not be used when a reservation was made via a third-party such as Expedia, Booking.com or TripAdvisor.)
  • A valid credit card must be provided at check-in for payment of the room, tax, and incidentals. Guests paying cash must still have a credit card on file for incidentals. If a guest does not agree to place a credit card on file, a cash deposit of $100 per day will be required at check-in and will be refunded after check-out and satisfactory inspection by the Innkeeper.
  • For third-party credit card arrangements, please contact the Innkeeper prior to check-in to request payment arrangements. All third-party paid amounts must be paid in full and in advance of check-in.

Pet Policy

  • Sorry, due to local health regulations, pets are not allowed. Only service animals are permitted.
  • The Innkeeper has a dog in the Innkeeper apartment, but it never enters the guest areas nor is permitted guest contact. Please contact the Innkeeper if you have any questions.

Prices and Foreign Exchange

  • All prices listed on our web site and in other marketing material are in U.S. Dollars (USD), unless specifically noted.  All payments made to Beach Spa Bed & Breakfast must be made in U.S. Dollars unless specifically requested and approved in advance.
  • If payments are accepted in a non-USD funds, they will be subject to prevailing exchange rates and service fees for exchange.  We can refer you to local banks if you need assistance exchanging foreign currency for local currency.

Room Changes

  • Due to last minute cancellations and our need to maximize capacity, Beach Spa Bed and Breakfast reserves the right to move double occupancy room reservations to accommodate more guests. If we move you to a different room for this purpose, we will extend a 10% discount off the room rate.

Smoking Policy

  • All guest rooms, public spaces, decks and balconies are 100% non-smoking. Designated smoking areas are provided outside of the building.
  • A minimum of a $300 cleaning fee will be charged to any guest who violates the smoking policy due to the costs of properly cleaning and deodorizing smoke odors. The amount of the fee will be increased to cover any physical damages, such a burn marks or damage to carpet, bedding or furniture, etc.

Spa Services

  • Reservations for spa services and/or massage therapy should be made at least 48 hours in advance. Any spa appointment or massage therapy appointment canceled with fewer than 48 hours notice will be fully charged.

Special Credit Card Fraud Prevention Notice

  • In the event of a payment made by credit card becomes subject to the need for a partial or complete refund, the refund will only be made to the same credit card used to make the deposit payment. In the event it is not possible to refund any amount to the original credit card, a House Credit will be issued. Under no circumstances will a refund be made to a credit card via any method other than a refund to the same credit card--no exceptions. There is a common form of credit card fraud that is attempted via credit card pre-payment to hotels and we will not allow any such fraud--we will openly cooperate with the FBI or other law enforcement in the investigation and/or prosecution of such crimes or attempted crimes.
